    DISCUSSION ITEMS:

    1. 2015-2023 HOUSING ELEMENT
    The Planning Commission will conduct a public meeting to discuss, review and collect community comments on the Draft 2015-2023 Housing Element.

    2. Adoption of Planning Commission Resolution 14-03 Recommending that the Mill Valley City Council Review and Adopt an Ordinance to Modify Title 20 “Zoning” of the Mill Valley Municipal Code by Adding Chapter 20.81 (EXHIBIT A) “Density Bonus” (Staude)
    The Planning Commission will conduct a public hearing to review the proposed amendment to Chapter 20 “Zoning” of the Municipal Code to add Density Bonus regulations, as stipulated by State Housing Law.

    CONTINUED PUBLIC HEARINGS:

    3. 153 MANOR DRIVE- DESIGN REVIEW AND CEQA CATEGORICAL EXEMPTION - FILE No. PL14-4211 (Newman)
    The proposed project is a partial demolition of an existing 1,540 square foot single-family residence, including a substantial exterior remodel that is greater than 50% of the exterior surface area, an addition of approximately 369 square feet for a new 2nd level office and roof terrace and enclosure of an existing carport to create a garage, on a 5,460 square foot lot. The total proposed floor area would be 1,890 square feet.
    The subject property is located in the RS-6 (Single-Family Residential – 6,000 sq. ft. min. lot size) Zoning District.

    4. 317 HILLSIDE AVE. - DESIGN REVIEW AND CATEGORICAL EXEMPTION- FILE No. PL14-4208 (Svanstrom)
    The proposed project is for a pool at the rear of a recently completed existing Single Family Home/second unit on an 11,404 square foot lot. This project is still within the original Design Review approval time period and is therefore considered a substantial change to the original Design Review approval.
    The subject property is in the RS-7.5 (Single-Family Residential – 7,500 sq. ft. min. lot size) Zoning District.
