APPROVAL OF AGENDA:
1. 0 Tartan Road - Study Session for Design Review, Second Unit Permit, Categorical
Exemption and Tree Removal - PL14-4231(Smith)
The proposed project includes a new 3,332 square foot, 4 bedroom home to include an attached 395 square foot second unit on an existing undeveloped lot. The application included proposed grading and drainage upgrades to the site along with the proposed home, along with a staggered design to maintain a good scale to form the existing site.
The subject property is in the RS-10 (Single-Family Residential – 10,000 sq. ft. min. lot size) Zoning District.
2. 164 Lovell Avenue – Design Review & Categorical Exemption - File No.: PL14-4200 (Kilgariff)
Remodel of an existing 1,691 sq. ft. home and attached 265 sq. ft. garage. A 1,351 square foot addition will be added the home to create a 4 bedroom and 3.5 bathrooms home to create a 3,499 square foot home with an adjusted floor area ratio of 2,810 square feet. The applicant proposes a complete exterior remodel as well through the use of stucco and wood features.
The subject property is in the Zoning District RS-6 (6,000 square foot minimum lot size.)
3. 49 & 51 Cornelia – Study Session for Design Review, Second Unit Permit, and Categorical Exemption 49 & 51 Cornelia - PL13-4068 & PL14-4238 (Kilgariff)
The construction of two homes on adjacent parcels. 49 Cornelia Avenue is a 30,829 square foot lot; the scope of work consists of the demolition of the current structure in order to construct a new 4,690 square foot dwelling, a 533 square foot second unit and a 501 square foot garage for a total of 5,724 square feet and an adjusted floor area of 4,724 square feet. 51 Cornelia is a 15,156 vacant lot. The scope of work proposed is the construction of a new 3,659 square foot home, an 824 square foot second unit, and a 500 square foot garage for a total of 4,983 square feet and an adjusted floor area of 3,983 square feet.
The subject properties are in the RS-7.5 (7,500 square foot lot size) Zoning District.
Staff consulted with the applicant and determined that the informational packet was not ready for the Study Session Review by the Planning Commission. As such, this project is recommended to be continued October 14, 2014
4. 200 Molino Avenue – Study Session for Design Review, Categorical Exemption, Variance and Tree Removal - PL14-4214 (Kilgariff)
The construction of a 1,254 square foot addition to an existing 2,019 square foot home to create a 3,273 square foot dwelling, the construction of a new 462 square foot detached garage, and remodel of the current exterior of the home to include new windows, doors, stucco siding, and roof. The applicant also proposes the removal of one heritage tree - a mature Coast Redwood that poses a threat to the property.
The subject property is in the RS-10 (10,000 sq. ft. minimum lot size) Zoning District.
At the applicant’s request, this project has been continued to September 23, 2014.
