In April of 2011, the Planning Commission began the process of comprehensively updating the City’s zoning and subdivision regulations. The City’s Zoning Ordinance (Title 20 of the Mill Valley Municipal Code) has not been comprehensively revised since the mid-1970’s; the last comprehensive revision of the Subdivision Ordinance (Title 21of the Municipal Code) was in the mid-1950’s. Zoning and subdivision regulations primarily govern the development and use of property in Mill Valley, and also establish the procedures by which the City reviews and makes decisions on applications for residential and commercial design review, conditional use permits and variances. In accordance with state law, the Planning Commission will hold workshops and public hearings, as necessary, on proposed Zoning and Subdivision Ordinance amendments and then make a recommendation to the City Council. The City Council will then hold its own public hearings before adopting any changes. Additional information on the Zoning and Subdivision Ordinance update will be posted here and interested parties will be notified as new information is available and when public hearings are scheduled.
